Job Description:
A Manager of Land Acquisition for a steel manufacturing company identifies, negotiates, and acquires land parcels for industrial projects. Key responsibilities include legal due diligence, securing government permits/approvals (NOCs), negotiating with landowners, and managing stakeholders to ensure projects are delivered on time and within budget.
Key Responsibilities:
- Site Identification & Evaluation: Research potential land parcels for project suitability, ensuring proper zoning and viability.
- Negotiation & Acquisition: Negotiate with landowners, brokers, and local stakeholders to secure land titles or rights-of-way (ROW).
- Legal & Regulatory Compliance: Perform rigorous legal due diligence (title search, encumbrance checks) and handle documentation for registration and mutation.
- Liaison & Public Relations: Act as a liaison with local government agencies, revenue officials, and communities to obtain necessary approvals (NOCs).
- Budgeting & Reporting: Prepare land procurement budgets, track expenditures, and provide regular reports to senior management on progress.
- Document Management: Maintain accurate records of all purchase agreements, land records, and legal documents.
Required Skills and Qualifications:
- Experience: 5-10 years in land acquisition, particularly within industrial, thermal, or large infrastructure projects.
- Legal Knowledge: Strong knowledge of local land laws, acquisition processes, and regulatory requirements.
- Communication & Negotiation: Excellent interpersonal skills to manage relations with landowners and stakeholders.
- Technical Proficiency: Ability to read revenue maps, land surveys, and analyze land use feasibility.
Preferred Qualifications:
- Degree in Law, Real Estate, or related field.
- Strong network in the local mining or steel manufacturing sector.
